What 'styles' of residences do you design? We design houses in every architectural style. We are dedicated to design clarity and appropriateness, rather than a particular style. What we strive for in every design project is that the house meets our client's desires with an architecturally authentic design that is both functional and aesthetically pleasing. We love the various styles of historically inspired architecture, as well as the wide range of contemporary inspired and original eclectic styles.

How long does it take to design a house or remodeling/addition? It depends on the size and the complexity of each individual project. Usually it takes anywhere from 3 to 6 months to do the design and working drawings for a custom new residence or major remodeling. Please inform us of any particular time constraints up front and we will work with you to develop a timetable that is mutually beneficial.
What is the difference between a licensed architect and a building designer?
A licensed architect has finished five years minimum of architectural education and has passed theTexas Board of Architectural Examiners licensing exam to practice architecture in the state of Texas. A building designer is not licensed to call himself an 'architect' but may provide all design and documents for residential construction in the state of Texas. Their experience and education levels will vary and should be explored. As in all professions, there are more and less talented architects/designers in practice. Therefore, references can prove to be the most important consideration. Nimtz Design Group is a professional residential building design firm.
How does a design professional work with a builder or a general contractor? As the design professional on a project, we may assist the owner with the selection of the contractor, with administering the bidding or pricing process and with observing the construction weekly or bi-weekly to verify compliance with the working drawings. We continue to refine the design with every site visit. We believe bidding and construction administration services should be optional for the client.
Why can't I just buy a set of plans?
Our firm does not copy plans from one project to the next. Our drawings are original from the plans and elevations of the house to the specifications of the finishes, hardware and light fixtures. We design a unique custom home for each of our clients. The concept and technical drawings for the house are tailored to our clients' needs and desires in every phase of the project. If you buy a set of plans elsewhere, we will be happy to help you customize it to make it your own.
Who does the engineering? We are designers and are not licensed to do the structural design for the project where a permit is required. On the client's behalf, we consult with professional engineers for these services and coordinate their work with ours. It is important that we review work by others to ensure that it does not compromise the functional or aesthetic characteristics of the design. Engineering fees are paid by the client and are not included in our base fees.
When mechanical and electrical work does not require an engineer's services, we cooperate with the contractor to facilitate the design. We specify manufacturers and allow for indoor/outdoor mechanical units, venting and supply/return air chases. We provide all electrical layouts and specifications for switches, outlets, fixtures, security, lighting, audio/video, etc. We do not size the units or ductwork, nor provide an electrical load analysis or plumbing riser diagram. These items should be calculated by mechanical subcontractors.
What else might I need in addition to design and engineering documents? The client is responsible for furnishing the designer with a survey of the property and all relevant deed restrictions. Contractors typically provide permits, electrical load analysis and mechanical specifications. The client or contractor may provide the energy code review (if required). The client typically provides the following (if required): surveys, paving and drainage plan, tree disposition plan and soil boring/analysis.
Do I need full construction documents for smaller projects? If your project does not require a building permit, we are happy to work with you to provide only the design work and documents you feel are necessary- whether it is a freehand sketch of a cabinet design, several rough alternative layouts for a bathroom remodel or a whole kitchen makeover. We are here to inform, assist and help in whatever way will help the client communicate with their contractor and achieve the desired result on their project - all the while informing the client and working to protect their best interests in their investment.
How do you charge for your services? We use a flat fixed fee for most residential projects. All projects are evaluated for scope of work, time frame and design complexity and those characteristics are taken into account when determining design and documentation fees. Custom homes are priced on a cost per square foot of total covered areas requiring documentation. Remodeling and additions are assigned a fixed fee based on an hourly estimate. Meeting time is generally included and is not limited.
